In short: a sewage treatment plant is typically chosen over a septic tank when a site can’t accommodate a drainage field, or when discharge to a ditch or stream is unavoidable — since a treatment plant’s more thoroughly treated effluent is generally permitted to discharge to a watercourse under the General Binding Rules, unlike a septic tank’s.
How a treatment plant differs from a septic tank
A septic tank only settles solids; a treatment plant actively treats the wastewater, typically using an electric aerator to introduce oxygen and encourage bacteria to break down organic matter far more completely. When a treatment plant is the right choice
- The plot is too small or unsuitable for a drainage field
- Existing discharge is to a ditch or stream and a drainage field isn’t practical
- Ground conditions (heavy clay, high water table) make a drainage field unreliable
- The property has higher-than-average occupancy for its size
Installation process
- Site assessment — access, discharge point, electrical supply availability.
- Design and sizing — based on population equivalent (occupancy), following British Water’s Code of Practice.
- Permissions — Building Regulations approval, and usually registration under the General Binding Rules (or a permit if conditions aren’t met).
- Installation — excavation, tank placement, electrical connection, typically 2–4 days.
- Commissioning — the aerator and any pumps are tested and the system is signed off.
What it typically costs
Treatment plants generally cost more upfront than an equivalent septic tank, reflecting the electrical and mechanical components involved, and carry modest ongoing running (electricity) and servicing costs.
